С другой стороны, медленный приток предложения и надежды продавцов на активизацию спроса в начале делового сезона не позволяют ценам падать. Что делать в этой ситуации потенциальным покупателям?

Как рассказала «МК» директор департамента вторичной недвижимости Est-a-Tet Юлия Дымова, основной спрос сейчас сосредоточен в ближайших городах — спутниках Москвы. Наиболее популярны у покупателей лоты с хорошей транспортной доступностью. Это квартиры в Долгопрудном, Красногорске, Люберцах. То есть в тех городах, где есть станции МЦД или столичного метрополитена.

Наибольший объем предложения сейчас наблюдается в тех городах, где активно вводятся в эксплуатацию новостройки, которые переходят в статус вторичного жилья. Таких, как, например, Апрелевка, где много объектов, которые сдаются в том числе с отделкой. Именно такие объекты наиболее востребованы покупателями. «Этот тренд мы наблюдаем второй год подряд, но наибольшую актуальность он приобрел именно сейчас. Потому что на данный момент стоимость ипотеки очень высокая. Соответственно, люди, когда рассматривают покупку жилья, не хотят вкладывать дополнительные деньги в ремонт, а хотят все расходы включить в один кредит», — пояснила эксперт.

По оценке руководителя АЦ «ИНКОМ-Недвижимость» Дмитрия Таганова, сегодня на вторичном рынке Подмосковья покупателям предлагаются 73,39 тыс. объектов. За месяц предложение выросло на 0,6%, с начала года на 2,0%, за год оно стало больше на 0,6%. Квадратный метр в среднем стоит 142,1 тыс. руб., с июля показатель снизился на 0,2%, за год увеличился на 1,4%. Изменения условные, и, по мнению эксперта, ценовую ситуацию на областной вторичке можно назвать стабильной.

В тройку лидеров по росту средней цены метра, по данным Таганова, попали Волоколамский (средняя цена 1 кв. м 85,4 тыс. руб.), Можайский (92,3 тыс. руб.) городские округа, а также городской округ Шатура (66,9 тыс. руб.). До каждого из них от столицы более 100 км. Вторичная недвижимость здесь существенно дешевле, чем в среднем по Московской области. В Волоколамском городском округе на продажу выставлено 180 вторичных лотов, тогда как в июле предложение состояло из 170 шт., в Можайском число объектов увеличилось до 260 шт. против 230 шт. в июле, в Шатурском сейчас насчитывается 490 шт., что на 20 лотов больше, чем было в июле.

Кроме того, в рейтинг по подорожанию также попали Талдомский ГО (132,8 тыс. руб.) и Кашира (76,6 тыс. руб.). В топ–5 по объему предложения попали городские округа Балашиха (6,82 тыс. лотов), Люберцы (5,91 тыс. лотов), Красногорск (5,52 тыс. шт.), Одинцовский (5,26 тыс. шт.) и Мытищи (5,23 тыс. шт.). «Это ожидаемые результаты — традиционно в перечисленных локациях самый широкий выбор объектов и наиболее высокие цены», — заметил Таганов.

«Стоимость жилья на вторичном рынке Московской области в 2024 году топчется на месте. По словам Дымовой, торг присутствует, но не по всем объектам: «Есть объекты с адекватной ценой, которые быстро реализуются. Есть объекты, которые достаточно долго (более 45 дней) стоят в экспозиции. Связано это в первую очередь именно с ценой, и по таким лотам как раз присутствует торг».

Как сообщила «МК» исполнительный директор компании «НДВ Супермаркет Недвижимости» Татьяна Подкидышева, в среднем дисконт не превышает 10%, но на лоты, которые стоят на срочной продаже, скидки могут достигать 15–20%. По ее мнению, на вторичном рынке нынешний осенний сезон обещает быть непростым из-за ожидаемого очередного повышения ключевой ставки ЦБ. «Это еще больше повысит кредитные ставки на готовое жилье. Если ставка будет находиться в диапазоне 20%, часть клиентов с рынка строящегося жилья может уйти на рынок свежей вторички», — заметила эксперт.

Юлия Дымова полагает, что в октябре и ноябре по традиции количество сделок вырастет. По ее мнению, квадратные метры в московском макрорегионе для большинства граждан продолжают оставаться самой надежной и ликвидной инвестицией, а текущие высокие ставки по рублевым депозитам надо оценивать через призму годовой инфляции и налогов.
